Real Estate Asset Manager

Stoneleaf Search is exclusively engaged by King’s College London, to appoint an Asset Manager to effectively manage and drive value from their vast central London real estate portfolio.

Reporting to the Senior Director of Portfolio Management you will assist in formulating and executing the Estates Strategy. Your purpose is to obtain best value for the University through identifying cost savings, revenue generation and strategic opportunities from the estate.

The Asset Manager is key to the Estates directorate achieving its stewardship success, supporting and enhancing the University’s strategy and capabilities by providing specialist professional advice and guidance on all commercial property matters.

Key Responsibilities and Duties

• Manage the University’s lease review process, developing forward planning of lease terminations and a strategy for disposals and acquisitions.
• Continuously review the University’s estate portfolio in line with wider strategy and identify opportunities to realise value.
• Manage database of leases and licences advising other departments as required.
• Manage transaction processes.
• Develop and manage relationships with all key landlords and tenants.
• Provide written reports and evaluations for use in governance meetings.
• Provide asset management support to campus operations, space and capital projects.
• Ensure compliance with landlords and tenant obligations, such as licences to alter, underlet etc.
• Prepare budgets for the occupied estates for the integrated planning round.
• Liaise with partner organisations such as the NHS on estate matters.
• Support and advise on investment activities including strategy formulation, and other collaborations, asset identification and appraisal.
• Represent Estates Directorate on client boards and working groups.
• Represent the University at external property related boards.
