Property Portfolio Manager

 

Description:

The Property Manager is responsible for efficiently managing a portfolio of properties across London, ensuring excellent client relationships, and providing comprehensive reporting. Reporting to the Head of Property Management, the role involves overseeing property handovers, conducting regular inspections, managing maintenance issues, and handling tenant-related matters. The ideal candidate will have strong communication skills, attention to detail, and the ability to manage various stakeholders effectively.

 

The Investment Lettings Management division specialises in portfolio client management, ensuring properties are ready for occupancy, overseeing maintenance, and providing exceptional customer care for landlords and tenants.

 

Duties & Responsibilities – Portfolio Property Manager:

 

  • Liaising with internal teams to ensure properties are ready for move-in, overseeing handovers, and addressing snagging issues promptly.
  • Conducting property/block walkthroughs with developers/building managers, updating relevant parties, and resolving landlord queries.
  • Developing and maintaining excellent relationships with developers and contractors.
  • Managing pre and post-tenancy works, routine maintenance, and emergency repairs.
  • Overseeing health and safety compliance and conducting property visits twice a year.
  • Managing check-out appointments, deposit disbursements, and dilapidations claims.
  • Ensuring timely payment of invoices and involvement in block/facilities management responsibilities.
  • Compiling compliance recommendations reports following property visits.
  • Providing input for monthly/quarterly portfolio client reports and annual budgeting reports.

 

Profile – Portfolio Property Manager:

 

  • Minimum of one to 2 years’ experience in a similar role.
  • Basic knowledge of heating, hot water systems, plumbing, and electrical systems.
  • ARLA qualification preferred.
  • Excellent communication skills to interact with various stakeholders confidently.
  • Ability to manage workload efficiently and remain calm under pressure.
  • Keeping abreast of legislative changes in the field.
