Description:
We have an exciting new opportunity with a renowned property developer looking for a full-time site-based Estates Assistant/Executive to be part of one of the largest private regeneration projects in the UK.
The Estates Assistant/Executive will also be responsible for managing an Estates budget of approximately £300K per year. This will involve recommending solutions, sourcing quotes, and negotiating prices to ensure that all required tasks are carried out in the most cost-effective manner.
As part of our Asset Management team of four, this role will be responsible for managing gatepeople at the main Airfield barrier and third-party contractors. Its expected that more gatepeople will be required within the next 12 months as new access points come online.
Responsibilities
The tasks are wide ranging but will include:
- Manage access to the airfield, deliveries, and construction team movements.
- Conduct security patrols and checks, liaise with security contractors or emergency services.
- Perform Health & Safety inspections, record observations, and make recommendations.
- Undertake fire alarm tests and meter readings.
- Enforce health and safety measures, conduct inductions, and challenge unsafe practices.
- Identify and report maintenance and repairs, recommend cost-effective solutions.
- Deal with day-to-day tenant enquiries, ensuring compliance with lease obligations and the site regulations handbook.
- Assist the Estates Manager to resolve any complaints or issues raised by neighbours and tenants.
- Assist the Estates Manager with the organisation and coordination of events.
Qualifications
- GCSE qualifications preferred
- NVQ/City & Guilds qualification preferred, relating to subjects such as construction, estate management or landscaping
- CSCS card preferred
- A range of Health and Safety related preferred such as First Aid, Working at Heights Manual Handling and Traffic Management preferred
- A range of handheld tools training preferred such as Strimming, Spraying and Hedge cutting
Skills & Experience
- Knowledge and practical experience of the diverse range of issues associated with property and land maintenance
- Experience of dealing with contractors, traffic management/deliveries and construction related issues
- Good verbal communication skills, able to effective communicate with a wide range of people and able to challenge non-compliance where required
- Practical hands on approach to problem solving
- Health & Safety awareness
- Good administration & IT skills including a working knowledge of Microsoft Office (Word, Excel and Outlook)
- Ability to detect faults/defects and recommend solutions, escalating where required for a resolution to be sought
- Ability to maintain and safely operate equipment (in accordance with manufacturers instructions) required to carry out remedial works on the Estate
